La Lavanda is a one-bedroom apartment with a double bed, one bathroom and its own balcony, well suited to couples and to those travelling in two. The Brijuni archipelago is a protected national park of rare beauty, reached by boat from Fažana north of Pula. Its islands offer walking and cycling routes, Roman remains and a landscape of parkland and open sea.

These Conditions govern the booking and temporary enjoyment of the accommodation indicated in § 1 for tourism purposes, in compliance with the applicable regional and national regulations. Pursuant to articles 1341-1342 of the Civil Code, the Client specifically approves §§ 5, 8 and 12.
The request sent via the site (contact form, chatbot, or WhatsApp) does not constitute confirmation of the booking: it becomes binding only with written confirmation from the Manager and any advance payment.
Prices are expressed in Euros, calculated per night or per week, excluding any tourist tax (§ 9). Advance payment [ES. 30%] entro [N. GG] from confirmation; balance [7 DAYS BEFORE / AT CHECK-IN]. In case of non-payment, contract termination and penalty pursuant to art. 1385 of the Civil Code apply.
In case of booking through OTA (Booking, Airbnb, etc.), the platform's rules apply. Force majeure attributable to the Manager: full refund.
The Guest is required to use the property with the diligence of a prudent person (art. 1176 of the Civil Code), to respect peace and decorum, to refrain from using the premises for activities other than residential, to refrain from smoking indoors, to exercise caution when using the pool and outdoor areas (if present), and to safeguard the keys.

The Guest is jointly liable with the group for any damage caused to the property. The Manager is not liable for unattended items, interruptions of external services (electricity, water, internet), or force majeure events. The Manager's liability is limited to the amount paid by the Guest, except in cases of fraud or gross negligence.
Where established by the competent Municipality, it is payable directly by the Client according to the municipal regulation, and paid to the Manager as an accounting agent.
The site provides an automated virtual assistant to offer preliminary information about the property. The responses provided by the chatbot are purely informative and do not replace the written confirmation from the Manager. In case of discrepancy between the chatbot responses and the actual conditions, the latter prevail. The user can always contact the Manager directly via email or WhatsApp.
For any disputes arising from the contract, Italian law applies and, unless otherwise required by mandatory provisions, the court of the place of contract execution (location of the property) has jurisdiction. For consumer Clients, articles 33 and following of Legislative Decree 206/2005 apply.
The processing of the Client's personal data is governed by the Privacy Policy, an integral part of these Conditions.
These Conditions constitute the entire agreement between the parties regarding the booking and stay. Any modification must be agreed in writing.
